This dock is profiled to demonstrate the extra effort we go to. The client was referred to us by a dock builder who had done a dock requiring the same special features and understood the extra structural that goes into supporting a helipad on a fixed upper deck. We were gratefully supplied these parameters prior to starting and what drove much of the structural was the sqft. requirement on the upper deck. Once this was established, the dock below and abutting mooring areas and approaching pier had to work to still reach deep enough water from the client’s shoreline and stay within the sqft requirement.
In addition to all these requirements, the client wanted 2 options in design and angle/location of the landing pad to the compass direction. This to be able to choose the right design based on some flight reconnaissance the client planned to do. Although we were contracted to do one design, we were happy to provide the additional design as part of our services. Although we don’t know which design the client went with, we would have anticipated it to be the 90-degree angle to the pier dock due to it having an additional width for landing and 128 additional sq ft over the other design on the helipad.
The extra effort was to demonstrate an overlay of the direction compass on the site plan in addition to a North indicator. In this way, the client would be able to see exactly the direction for approaching the landing pad. We did extra work in doing proforma locations for the dock on the property and showed these on-site plans with aerial photos overlayed as well.
The results were two fantastic plans for accommodating two significant vessels as well as PWCs and a helicopter pad inclusive of showing the exact model of helicopter owned by the client to exact dimensions. Although we do not anticipate this significance of a structure for most of our dock designs, it surely demonstrates that no challenge is outside our abilities. When we delivered these plans to client, they had significant work to do with the builder for permitting and sharpening the pencil on the build cost and schedule. As of Summer of 2024, the residence is on the market and the dock has not moved forward.
